The developer describes Magellan as three phases of condominiums and penthouses. Its website states that developer inventory is sold out; that does not describe current resale availability. When comparing listings, first identify the address, phase and rights attached to each unit.

Magellan is a Devimco Immobilier development. TLA Architectes includes phases 1, 2 and 3 in its portfolio. The ensemble has a contemporary expression, with towers, balconies and extensive glazing; layouts and outlooks vary by phase.

Beyond the building’s appearance, check balcony depth, facing neighbours and light in the rooms you use most. A shared terrace view is not necessarily the outlook from the condo you are considering.

Pools, fitness and gathering spaces

The developer’s descriptions show amenities evolving across phases. Initial announcements mention a gym, rooftop pool, terrace and lounge. The Magellan 3 presentation adds an indoor pool, spa area and panoramic terrace.

Devimco also announced access for Magellan 3 residents to phases 1 and 2 common areas. For a resale, verify current rights and rules with the syndicate rather than relying solely on launch material.

Magellan and the REM: check the indoor route

Devimco described an indoor tunnel connection to Du Quartier station in its Magellan communications. Examine the route from your phase and entrance, including the access actually permitted.

During a visit, locate elevators, level changes and exits toward shops. This actual route is more useful than a map distance when assessing daily travel.

Buying a completed condo: viewing and occupancy

At Magellan, a purchase search now focuses on resale units. You can examine the completed layout, finishes, light and maintenance. Occupancy is negotiated according to the seller’s circumstances; a completed building does not guarantee an immediately available unit.

Customization then involves work after purchase rather than off-plan choices. Before budgeting renovations, check required approvals, syndicate rules and building constraints. Compare the total cost with units already fitted to your preferences.

Understand the specific unit

Magellan includes different formats, from studios to multi-bedroom units and penthouses. Floor, orientation, view, area, balcony, parking and storage can create meaningful differences within the same development.

Renovations and interior condition should be assessed separately from the building's common characteristics. An updated unit does not automatically justify any price premium.

Minutes, financial statements, insurance, completed work and reserve-fund recommendations help explain how the building has been managed since delivery.

Special assessments, claims or planned work do not automatically make a condominium problematic; they should be understood in context and compared with available resources.

A Magellan resale should begin with recent transactions in the same project, then expand to comparable units in Nobel, Oria or other REM-area condominiums. Construction date and amenity differences should be adjusted.

Marketing should highlight the unit and Solar lifestyle without promising returns or future appreciation that cannot be guaranteed.
