August 2026 versus August 2025

In August 2026, residential sales fell on Montreal’s South Shore while the number of available properties increased. The slowdown was especially visible in condos. Median prices, however, did not all move in the same direction.

In the second quarter of 2026, the Brossard–Saint-Lambert area recorded fewer sales and more available properties than a year earlier. Houses and condos, however, followed different paths. Here are the figures and what they can tell you about your plans.

  • 486 quarterly sales: down 9% from Q2 2025.
  • Quarterly median price: $803,000 for houses and $404,000 for condos.

Median prices also depend on the mix of properties sold; they do not track the value of one home. Plex medians can be more volatile because fewer properties sell.

Buyer’s, balanced or seller’s market?

Single-family homes · July 2025–June 2026. These classifications come directly from table 3 of the APCIQ Q2 2026 barometer. They vary by statistical area and price band; they are not a classification of every home or condo in the city.

  • Seller’s market: available supply is relatively limited compared with the sales pace.
  • Balanced market: supply and demand are more evenly matched.
  • Buyer’s market: more supply relative to the sales pace can give buyers more negotiating room.

Months of inventory compare average inventory with the average monthly sales pace over the report’s 12-month period. This is not the time a particular property will take to sell. The source chart uses 8 and 10 months as the boundaries of its balanced zone; the labels below are copied from the report.

Half of recorded sales are below this price and half above. The mix of properties sold affects the result; it is not a valuation of your home.

Selling time

This average describes properties sold during the period. It does not promise how quickly a current listing will sell.
