This report uses page 8 of APCIQ’s September 2026 monthly bulletin. All monthly changes compare September 2026 with September 2025. Saint-Jean-sur-Richelieu has a separate table on page 10. The figures come from the Centris system.
The results describe the Montreal South Shore statistical area. Valuing a property in Brossard, Saint-Lambert or Chambly still requires local comparable sales. The second-quarter local barometer remains a separate reference, covering a different period and a more specific area.
September residential activity
Lower sales accompany increases in new listings and available supply. Sales volume reaches approximately $487.7 million, down 5%. These indicators suggest more competition among sellers without establishing identical market conditions for every segment.

Houses, condos and plexes: prices and selling times
Houses account for 452 sales (−7%). Their median price is $640,300 (−1%), with an average selling time of 37 days. Condo sales decline 14%, supply grows 43% and the median price falls 3%. A 57-day selling time, compared with 41 in September 2025, makes the adjustment particularly visible.
Plexes move in a different direction: 63 sales, up 26%, with a median price of $775,000 (+2%). Their average selling time nevertheless reaches 61 days, 22 more than a year earlier. The smaller number of transactions calls for care: the mix of buildings sold can shift both medians and selling times.
